IF THE UNDERSIGNED SHALL CANCEL THIS APPLICATION, FAIL TO EXECUTE A LEASE, FURNISH FALSE INFORMATION, OR FAIL TO PAY ANY OUTSTANDING BALANCE BY THE DUE DATE BELOW, THE EARNEST MONEY DEPOSITED SHALL BE RETAINED AS LIQUIDATED DAMAGES AND ALL OUTSTANDING BALANCES SHALL IMMEDIATELY BECOME DUE AND PAYABLE. APPLICATION FEE IS NOT REFUNDABLE. NO OTHER PROMISES WRITTEN OR VERBAL HAVE BEEN MADE BY FIND & RENT! OR ANY OF ITS AGENTS OR EMPLOYEES, UNLESS SPECIFIED ON THE RENTAL APPLICATION. The earnest money will be deposited into a noninterest bearing trust account until the application to rent is approved or rejected. If approved, the undersigned and all applicants hereby allow the earnest money to be released from our Trust account and applied towards the 1st full month's rent of the apartment applied for. If rejected, the earnest money shall be refunded via business check within two business days after proof of clearance of funds. It is the sole responsibility of the undersigned applicant(s) to provide sufficient evidence of clearance of funds of the earnest money deposited. FIND & RENT!
